TITLE: Maintenance Technician
REPORTS TO: Director of Facilities

JOB CLASSIFICATION: Part Time Non-Exempt

JOB SUMMARY: This position is responsible for maintaining and repairing the church facilities, assets and systems.
JOB DUTIES: This position is responsible for completing tasks as listed below. This list does not contain all the tasks to be handled by this position, but is representative of the types of tasks to be performed:
•Maintains the facility HVAC system; monitors chemical levels, makes simple repairs to system valves and fittings, inspects system components such as controls and thermostats for proper functioning, sets and maintains the energy management system when necessary.
• Maintains the facility plumbing systems; unclogs drains, repairs and replaces faucets and valves, maintains water softener, monitors and makes simple repairs to pumps and devices. Inspects and repairs landscape irrigation systems, sets and maintains irrigation schedule.
• Maintains facility doors and windows; lubricates hinges, maintains and changes lock mechanisms, installs and repairs doorstops, weather stripping and thresholds.
• Maintains facility woodwork; fills and repairs nicks and scratches on paneling and other wood surfaces, performs simple refinishing and light carpentry when necessary, adjusts cabinet doors and drawer mechanisms.
• Maintains facility walls, ceilings and flooring; fills and repairs damage to drywall, plaster or EIFS exterior, paints as needed and according to schedule, replaces ceiling tiles as needed and tracks leaks. Make simple repairs to carpet and tile.
• Maintains facility lighting system interior and exterior; replaces lamps and fixtures as needed, makes simple electrical repairs; required to obtain City of San Antonio electrical permit, paid for by the church.
• Maintain building access system controller, keypads and door strikes.
• Maintains all facility equipment and appliances; replaces electrical motors and equipment components or fittings as needed to ensure proper operation and to minimize downtime.
• Plants seasonal flowers and shrubs as needed; makes repairs to landscape beds, applies topsoil, mulch or fertilizer as needed, trims trees and bushes.
• Interfaces with vendors when necessary to complete projects and tasks.
• Work with on-site custodians to ensure communication across shifts about maintenance needs and occasionally assist with custodial duties.
• Maintain a regular preventative maintenance schedule and routine work order system.
• Order and pick up tools, parts and supplies as needed.
QUALIFICATIONS/EDUCATION/ SKILLS:
This position requires a substantial familiarity with fundamental building trades (i.e., carpentry, plumbing, HVAC, painting and electrical) such as that which might be gained by working as a maintenance technician in a large office building, hospital or educational complex. High school education or GED required. Must have dependable transportation which can be used to pick up supplies or transport goods and equipment (mileage allowance provided). Valid Texas driver’s license required. Finalist must undergo background check. Must be able to read and write at a level sufficient to interpret technical specifications and directions as well as building plans. Must be able to lift and carry up to 40 pounds repeatedly. Schedule variable; must be available to work occasional night, weekend and holiday shifts. Ability to plan and prioritize projects and reprioritize based on daily needs required.. Knowledge of chillers and boilers a plus. Experience with running network cabling and basic understanding of AV/IT and CCTV equipment a plus.
